General Information
AVAILABILITY
Vacancy Dates Are listed on each property page.
To reserve/secure student housing, please print one lease agreement per apartment and contact Tom Dettore BEFORE returning the completed agreement and security deposit payment.

NO SPACE HEATERS OR MINI REFRIGERATERS ALLOWED
For safety and electrical reasons these appliances are not permitted.
We do permit one AC unit per each apartment.

CLEANING SERVICE
If your apartment has a Bi-Weekly cleaning service please have your granite counter tops and hard wood floors
Clear of debris on cleaning days. Because of Covid19, we need to schedule a cleaning time and day when no Students will be at home.

FURNITURE
Each apartment will have a Living Room Set. Each bedroom will have a Full Size
Mattress, Box spring and Frame along with a Bedroom Dresser. The 12 East Main Property has a few Queen and Single Beds. Most of the Furniture was purchased new in 2010 and is constantly being updated.

RENTS are due Aug 1st (Fall Semester) and December 31st (Spring Semester)

SECURITY DEPOSITS
Most Students will have a $650 Security Deposit held in escrow. Please make Security Deposit Checks payable to: Stacks Inc. or Bona Student Housing (Train checks are payable to Bona and all other properties are paid to Stacks, Inc.). $400 of this Security Deposit will be returned 14 days from the end of the last semester of occupancy, except for the actual cost of damages and final cleaning and trash removal in excess of deposit. In addition, we would be pleased to provide a reference letter to graduating seniors who have shown a great level of responsibility. The reference would be from Thomas J Dettore CFP and Managing Partner of Financial Planning Advisory Group & President of Stacks, Inc. & Bona Student Housing, Inc.
TRASH REMOVAL
As you may know the Village is greatly concerned about trash removal. We have procured at our own expense Casella Waste Services to handle our trash removal. Casella will provide a 96 Gallon tote and remove it weekly. Please, place the tote near the sidewalk on Thursday night for Friday morning pick-up. PEASE CALL 1-716-372-6905 IF YOUR TRASH IS NOT PICKED UP Friday Morning. Our Account # is 60-28575 and Thoimas Dettore is the owner. Thank You! 
UTILITIES
If the Gas and Electric Service is the tenants responsibility than one student will need to contact National Grid at (800) 932-0301 to request new electric service. Another student will need to contact NYSEG at (800) 572-1111 to transfer the Gas service. The students who take the responsibility for transferring utility service into their names should contact National Grid and NYSEG one week before your move in date. For your information, the timely payment of utility bills has a positive impact on an individual’s Credit Score.
SPECTRUM (Internet and Cable)
Spectrum's Phone # is (855) 707-7328. You can call them anytime with questions about your service and technical issues with your WiFi. To reboot your modem, pull out power cable in back of modem (and router if you have both). After waiting 30 seconds plug back router than modem power plug. You have the same access to your account as we do.
